Sphear Investments, LLC is pleased to inform you that we have started the process to substantially remodel the Central Plaza shopping center, located at the northeast corner of Arneill Rd. & Ponderosa Dr. The purpose of this letter is to inform you of the project and to solicit your early input. The project will ultimately be reviewed and considered by the City of Camarillo Planning Commission.
Originally developed in the early 1970s, the Central Plaza shopping center is due for a remodel. With the loss of Kmart, we see this as an opportunity to reinvigorate the center to better serve the community. Briefly, the 16-acre project site is proposed to be redeveloped with approximately 180,636 square feet (SF) of commercial building area, which is approximately 38,000 SF less than that which exists now. Vons will relocate to a new, larger, state-of-the-art market in place of the old Kmart. CVS will remain as is and new tenant(s) will be found for the existing Vons market. The corner of Arneill Rd. & Ponderosa Dr. would be redeveloped with additional restaurants and shops with enhanced outdoor seating areas, public art, and a central water feature. In addition, a new gas station/mini-mart and drive through restaurant will be installed within the parking lot area. Additional landscaping will be added throughout the shopping center, including within the parking lots. The façades of existing buildings to be retained will be remodeled to match the architecture of the new buildings. The project site is anticipated to be redeveloped in phases to minimize disruptions to existing businesses and adjacent residential areas. Each phase will include the related parking/landscape/hardscape improvements. Noise-generating construction activity will be limited to Mon-Sat (7am-7pm) and will not occur on City holidays. The phased project construction is anticipated to occur over a two- to three-year period. Please refer to the project plans on the following page, all of which are subject to City of Camarillo approval, of course.
